The new Lucas 22 home design proves efficiency and functionality aren’t mutually exclusive.

Fitting perfectly on a 16x16m block, the double-storey Lucas offers an affordable option for first homebuyers who refuse to sacrifice premium living or location.

The main benefit of the Lucas comes with its clever design – by utilising a smaller block, you’ll save on land price, while still creating a home with all the functionality, space and storage you’d expect from a larger new build.

Created with young families in mind, there’s a room for every person and activity in the Lucas 22. Walking through the front door, you’re met with an open entry hall which leads into separate theatre and study spaces to either side, before stepping into a bright and airy stacked living area toward the back of the home.

‘We maximised square meterage by minimising hallway and transitional spaces, allowing more room in the areas that matter most – your bedrooms and living,’ explains Rebecca.

Upstairs, you’ll find a similar feeling of space and light, with an open landing offering flexibility as a dedicated sitting area, playroom or study nook.

Boasting four generously sized corner bedrooms, Rebecca and the team were able to create functional spaces with the thoughtful design.

‘There is also the option to upgrade the windows to create a dual aspect which is perfect for customers who have a corner block,’ suggests Rebecca.

‘We also reversed the direction of the staircase to create a more defined entry into the home and to improve the feeling of space as you walk past the diminishing stair wall and into the expansive kitchen, dining and living area to the rear.’

The thoughtful design also comes with plenty of storage, including sizable wardrobes to the bedrooms, and linen cupboards to both storeys.

‘We’ve tucked the downstairs powder room into the void near the garage door, concealing it from the rest of the home. But this anti-hallway also offers additional storage space – use it as a mudroom with wall hooks for your coats; a key drop area or for additional linen storage,’ adds Rebecca.

Design options include a butler’s pantry to the kitchen, double vanities to the ensuite and the addition of an outdoor living area behind the garage.
