Melbourne’s BOOMING South East!

The past 12 months have seen unprecedented demand for house and land packages in Melbourne’s original growth corridor, the South East.

Land has become extremely scarce, as demand significantly exceeds supply. Suburbs such as Clyde, Clyde North and Officer have been experiencing large price increases each month, hence, the best time to buy a house and land package in Melbourne's South East is NOW!

Due to the hot demand in recent months plus the boost the regional First Home Owner's Grant from the Victorian Government (from $10K to $20K benefit to first home buyers building in regional areas), those trying to enter the property market have been expanding their radius a little down the road.
I have seen first-hand a noticeable increase in demand from first home buyers wanting to build a little further out, so, I jumped in my car to see what I could find.

Lang Lang

  • Location- 20-25mins drive from both Clyde & Pakenham
  • Best Land Estates- Summerfields & Langley Park
  • Land Price (Size)- $190-210k (600-700sqm)

  • Location- 15-20mins drive from Pakenham
  • Best Land Estate- Sovereign Views (almost sold out)
  • Land Price (Size)- $220k (600-700sqm)

Below I have also listed my best picks, a little closer to town. I have selected these estates as they are the estates that have the most consistent land releases, hence, you will have the best chance of securing yourself a lot there. 


  • Best Land Estates- Lochaven (Cranbourne West), East estate (Cranbourne East) & Acacia (Cranbourne South/Botanic Ridge)
  • Land Price (Size)- $310-345k (400-450sqm)

Clyde/Clyde North

  • Best Land Estates- Edgebrook, Eliston, Hartleigh & Meridian
  • Land Price (Size)- $285-345k (350-450sqm)

Upcoming/New Estates

  • Allanvale- Located in Crannie East, adjacent to the Casey Fields sports grounds.
  • Pavillion- Located on the Clyde side of Casey Fields.
  • Kaduna- Officer South, near the Cardinia Road exit of the Monash Freeway.

Sold Out/Last Release Estates

  • Belmond (Clyde)
  • Highgrove (Clyde North)
  • Every estate in Officer except Arcadia & Grandvue!
  • Almost the whole of Pakenham!!
