Urban Living - Frequently Asked Questions
Homebuyers Centre, of course! We have a specialised build team that only look after the rollout of our townhomes. Site managers, suppliers and trades are all experts in building medium density properties – this ensures we can achieve consistent build timeframes and quality.
Good news! There is no body corporate associated with your purchase of a Homebuyers Centre townhome. For our Unity Court & View products, there is a strata insurance that the two lot owners need to jointly enter into though. For this scenario, our team will help the two owners enter into the strata insurance policy for the first year of the contract.
There are two construction methods used with our town houses depending on your contract type:
- One-part contract uses a shared party wall system that is jointly owned by the neighbouring properties.
- Split Contract is constructed with completely independent external walls with an air gap between the dwellings each town home is defined by its title boundary.
We have a tailored communication platform that will provide updates across the whole project run as build milestones are reached. These will come in the form of phone calls from site managers and emails from client liaison, milestones include slab pour, frame complete, internal and external fitout (lockup) and final fittings and fixtures prior to handover. Updates will include photos and any additional information required prior to receiving your keys.
Your Construction Project Administrator will contact you directly throughout your build on when is best to arrange your finances. Generally, 90 days from the build being completed is the best time to start having your finances arranged. We will send out reminder emails to you throughout the build and prior to settlement to ensure your finances are prepared in time for your settlement to take place.
You are unable to make any changes to your home or colour selection once final plans and contracts have been signed. Any changes post this will need to occur once key handover has been completed.
This time can vary for each development. We usually have a 70% presale trigger before we can start building, once this trigger has been reached we will commence construction. After your title has registered the pre-construction process usually takes between 2 – 4 months depending on the local council and authority approvals.
