There isn’t one set timeframe for every single storey home, and one of the biggest questions is usually: how long until I can move in? How long your journey takes can depend on your home design, your block, approvals, finance, weather, site conditions and other factors along the way.

For eligible Homebuyers Centre customers building a standard single storey home, our 9-month* move-in guarantee provides a clearer answer, with your home completed within nine months from the relevant contract and selections milestone.*

Once construction starts, your home moves through a series of key stages before it is ready for you to move in.

Before construction begins

Before construction can start, there are a few important steps to complete.

Exactly what is required will depend on your home, land and circumstances, but your journey may include:

  • Choosing your home design
  • Confirming the details of your block
  • Finalising your finance
  • Completing your colour and product selections
  • Signing your building contract
  • Completing relevant site investigations
  • Obtaining any required approvals and permits
  • Preparing your block for construction

Your land also needs to be ready for the next stage.

What happens once construction starts?

Once construction gets underway, your new home starts to come to life.

While every build is different, a single storey home will generally move through a number of key construction stages before it is ready for handover.

Slab

Your block is prepared and the foundations and concrete slab are completed, creating the base for your new home. This is when you can start to see the footprint of your home take shape.

Frame

The frame forms the main structure of your home, including the walls and roof frame. Rooms, hallways and living spaces will start to become easier to picture.

Lock-up

Your home becomes more enclosed as external elements such as windows, doors, roofing and external walls are completed. From here, more of the work starts moving inside.

Fixing

Many of the details inside your home start coming together, including cabinetry, internal doors, skirting boards, architraves and other key internal finishes.

Finishing

Your colours and selections really start to come to life, with work such as painting, benchtops, bathroom fixtures, electrical fittings and other finishing details completed.

Completion and handover

Final checks and finishing touches are completed before your home is prepared for handover. Then comes the exciting part: getting the keys to your new home.

What can affect the time before construction starts?

Your home design, facade, inclusions, upgrades and colour selections all need to be finalised and signed before your build can progress to site. The choices you make can therefore influence how much time is needed during the pre-construction stage.

The level of choice also varies between our ranges. Select keeps things straightforward with practical inclusions and optional upgrade packs, while Advantage includes more features as standard and gives you greater choice to personalise your home.

Can you be in your new home within 9 months?

For eligible Homebuyers Centre customers, our 9-month move-in guarantee* gives you greater certainty around when your new single storey home will be completed.

The nine-month timeframe starts once your HIA building contract and Selections Variation have both been signed, from whichever occurs last.*

Eligibility requirements apply, including conditions around your land, finance, home design and build location.*

Why titled land matters

If your land is already titled, you don’t need to wait for the title process before moving ahead with your build journey.

That can mean greater certainty around your block and timing, and the opportunity to progress important pre-construction steps such as confirming a suitable home design, assessing site requirements, finalising finance and working through the approvals needed before construction can begin.

In simple terms, titled land can put you in a stronger position to get your build underway sooner.

*Offer available to customers who pay a deposit and sign a Preliminary Works Contract between October 1, 2026 and December 31, 2026 with titled land as of time of deposit and have finance preapproval from a financial institution and is limited to the first twenty (20) customers. Offer applies to standard single storey floorplans and design options within the Select and Advantage Range on purchases within Metro Melbourne and Geelong. The 9-month timeframe commences from signing the HIA Contract and Selections Variation, whichever is latest. The HIA contract or Selections Variations will be issued via DocuSign and is subject to land being titled at the time of deposit. 9-month timeframe would conclude at the “completion” of the home, in line with the HIA Contract definition of “Completion”. No Owner-requested changes can be made after PWC signing. Delays caused by the Owner may void this guarantee. If the Builder exceeds the guaranteed 9-month timeframe for a single-storey home, and the delay is not due to the Customer or other exclusions listed above, the Customer will be entitled to liquidated damages of $250.00 per week. Offer is not available to Regional Victoria and is not applicable to townhouses. Homebuyers Centre reserves the right to update, change or cease this offer at any time excluding customers who have signed a Preliminary Works Contract and met the terms and conditions.
